Many longtime owners have built substantial equity while the home itself has fallen behind on updates, systems, roofing, kitchens, bathrooms, or general maintenance. Renovating is not automatically the best answer.

Separate value from condition

An outdated house can still have significant underlying value because of location, lot, ownership history, and remaining equity.

Price the renovation honestly

Contractor cost is only part of the equation. Include permits, carrying costs, delays, cleanup, financing, surprises behind walls, and the time required to manage the project.

Compare likely net proceeds

The better question is not “Can I get more after repairs?” but “What do I keep after repairs, time, commissions, closing costs, and risk?”

As-is can be a strategy

For some owners, avoiding a major renovation is worth more than chasing the highest theoretical resale price.
