REPAIR FIRST OR SELL AS-IS?

The right comparison is not simply the highest possible sale price. It is the likely net result after repair cost, time, carrying expenses, transaction costs, and uncertainty.

Estimate repairs conservatively

Large projects often reveal additional work after demolition or inspection. Build room for overruns rather than comparing an optimistic renovation budget with an as-is alternative.

Put a value on time

Mortgage payments, taxes, insurance, utilities, lawn care, vacancy risk, and opportunity cost continue while a project is underway.

Compare net proceeds
