Estimate repairs conservatively
Large projects often reveal additional work after demolition or inspection. Build room for overruns rather than comparing an optimistic renovation budget with an as-is alternative.
Put a value on time
Mortgage payments, taxes, insurance, utilities, lawn care, vacancy risk, and opportunity cost continue while a project is underway.
Compare net proceeds
Gross sale price can be misleading. Use the Seller Tools page to model equity and a simplified repair-versus-as-is comparison.
Choose based on your situation
An owner with time, cash, contractor experience, and a stable property may make a different decision than someone handling probate, relocation, age-related transition, or a time-sensitive financial issue.
