BEFORE FORECLOSURE: QUESTIONS TO ASK EARLY

The earlier a homeowner understands the timeline, debt, property condition, and equity position, the more room there may be to evaluate choices.

What is the actual deadline?

Do not rely on memory or general internet timelines. Review the notices you received and confirm dates with the lender, trustee, or qualified counsel. A scheduled sale date changes the urgency of every other decision.

How much equity may be in the property?

Start with a realistic value range and subtract mortgage balances, taxes, liens, and likely transaction costs. That number is not final, but it gives the homeowner a better frame for evaluating property-related options.

What would repairs accomplish — and is there time?

A house may need repairs that would normally improve marketability, but a time-sensitive situation can make a long renovation plan impractical.

Who should be involved?

Foreclosure can involve legal and financial consequences. RCAC can discuss a potential property transaction, but homeowners should involve appropriate legal, housing, or financial professionals when they need advice outside the sale itself.
